Southern Utah County remains one of Utah’s most interesting markets — and it’s still moving. Across Utah County, the median home sale price sits around $520K–$565K, and values have ticked up year-over-year while average days on market are longer than last year, giving buyers a bit more breathing room than we’ve seen historically.
In Provo, values tend to be a bit lower (around $490K median), but with plenty of demand and consistently newer homes selling compared with national averages. Orem sits near $495K, while Spanish Fork trends around $532K and Springville is often right around that $495K mark — all showing a more balanced pace than the ultra-heated markets elsewhere in the West.
Inventory is up from recent years — meaning buyers have more options — and sellers who price smartly are still seeing strong interest. Homes in the area are generally spending a bit more time on market (often around 60+ days), but quality listings still get attention from motivated locals and people moving in from out of state.
