Spring is here, and so is a more balanced real estate market. Whether you're buying, selling, or just keeping an eye on things, here's your local snapshot for Southern Utah County — including Spanish Fork, Payson, Salem, Mapleton, Springville, and the surrounding communities.

🏡 WHAT'S HAPPENING IN THE MARKET RIGHT NOW

Utah County's real estate market is settling into a healthier, more balanced rhythm heading into spring 2026. Here's what the numbers look like:

  • Median home price in Utah County: $510,000 — up 3% from last year

  • Spanish Fork remains one of the most affordable areas in the county, with average prices around $469,000

  • Homes are averaging 68 days on market (compared to 56 days this time last year)

  • 477 homes sold in January 2026 — a steady, active pace

The big story? Inventory is up. Buyers have more choices and more negotiating power than they've had in years. That said, Utah's strong job growth and population demand continue to keep prices stable — there's no crash coming. Think of it as the market breathing again after years of frenzied pace.

💰 CURRENT LENDING TRENDS

Mortgage rates have pulled back meaningfully from their recent highs and are holding in a much more manageable range:

  • 30-year fixed: ~6.11% (as of this week)

  • 15-year fixed: ~5.50%

  • Rates have stayed between 5.98% – 6.16% so far in 2026 — well below where they were this time last year

Existing-home sales actually rose 1.7% in February, and purchase applications are ticking upward — buyers are coming off the sidelines as spring arrives. Both Fannie Mae and the MBA expect rates to stay near 6% through the end of the year. If you've been waiting for rates to drop dramatically before buying, the current environment may be as good as it gets for a while.

This Week’s Seller’s Tips

Price it right from the start. With homes sitting on the market longer than the past few years, overpricing is the #1 mistake sellers make right now. A well-priced home still moves — buyers are out there, and spring is your best window.

Presentation matters more than ever. Buyers have options again. Make sure your home is clean, decluttered, and photographed professionally. First impressions (especially online) are everything.

Don't skip the pre-listing prep. Small repairs, fresh paint, and curb appeal go a long way. Buyers are more selective, and move-in ready homes command stronger offers.

Work with someone who knows Southern Utah County specifically. Neighborhood-level data varies a lot. What's happening in Spanish Fork isn't always what's happening in Payson — local expertise matters.

Buyer’s Corner on the Market

This is the best buyer's market in years — use it. More inventory means more leverage. Don't be afraid to ask for repairs, closing costs, or price reductions. Sellers are listening in a way they weren't in 2021–2022.

Get pre-approved before you shop. Rates around 6% are workable, but knowing exactly what you qualify for — and having that letter in hand — makes your offer stronger and your search more focused.

Think long-term. If you're buying in Southern Utah County, you're in one of the most consistently growing parts of Utah. Even if prices stay flat this year, equity builds over time.

Don't wait for rates to hit 4% again. Most economists expect rates to stay near 6% through 2026. If you can afford the payment today, waiting may cost you more in appreciation than it saves you in interest.

Myth vs Reality

Myth #1: "The housing market is about to crash." Reality: Utah County has a long-term housing shortage driven by population growth and limited land. While price growth has slowed, a crash is not supported by the data. Expect stable, flat pricing — not a collapse.

Myth #2: "I should wait for interest rates to drop before buying." Reality: Rates are already down more than half a point compared to this time last year. Waiting for dramatic drops means competing in a hotter market with more buyers — and likely higher home prices. You can always refinance later; you can't go back and buy at today's prices.

Myth #3: "Selling right now means I'll get less than I would have in 2022." Reality: Median Utah County prices are still up 3% year-over-year. While the bidding war frenzy has cooled, well-priced, well-presented homes are still selling — often for strong numbers. The key is realistic pricing and preparation.

Myth #4: "As a buyer, I don't need an agent — I can just go direct to the listing agent." Reality: The listing agent represents the seller. Going direct means you have no one advocating for your interests, your inspection concerns, or your price negotiation.
