Market Snapshot — VARIABLE

Southern Utah County, week of May 4

Median sale price (Utah County): $510,000, up roughly 3% year over year.

Days on market: 68 days, compared to 56 days at this time last year. Buyers have more breathing room than they have had in three years.

Inventory trend: Active listings continue to climb modestly. Springville, Spanish Fork, Mapleton, and Payson all show more options than buyers had in spring 2024.

Sale-to-list ratio (state of Utah): 98.8% — sellers are still getting close to ask, but the days of routinely going over list are largely behind us.

What this means in plain English: the market is rebalancing, not crashing. Sellers who price right and present well still move. Sellers who price emotionally are sitting.

Lending Update — VARIABLE

The 30-year fixed mortgage averaged 6.30% last week according to Freddie Mac, up from 6.23% the week before. Bankrate puts the daily average around 6.38%. The 15-year sits near 5.64%.

The Federal Reserve held its benchmark rate at 3.5–3.75% on April 29 and signaled it is in no hurry to cut. Most forecasters now expect 30-year mortgage rates to spend the rest of 2026 in the 6.0–6.4% range.

Practical takeaway: If you have been waiting for a sub-6% rate, the data suggests you may be waiting a long time. The smart move right now is to get pre-approved at today's rate and lock when you find the home — most lenders offer a one-time float-down if rates drop before closing.

This Week’s Seller’s Tips

Three pricing mistakes I'm seeing in Southern Utah County right now

1. Pricing off your neighbor's 2022 sale. That market is gone. Comps from the last 90 days are the only ones the appraiser cares about.

2. Refusing to budge in the first two weeks. The first two weeks bring the most qualified buyers. If no offers, the price is the message.

3. Skipping the pre-listing inspection. With 68 days on market, buyers have time to be picky. Catching issues before they do keeps you in control of the conversation.

Days on market just climbed past 60 in most southern Utah County cities. That changes the negotiating posture. A year ago, asking for closing-cost help was almost a deal-killer. Today it is a normal conversation.

Three asks that are reasonable right now: (1) seller-paid 2-1 buydown to lower your effective rate for the first two years; (2) closing cost credit of 1–2% of purchase price; (3) home warranty for the first year. None of these are guaranteed — but the answer is no longer automatic no.
